What’s Happening in Your Neck of the Woods?
Happy New Year! There has been a lot of doom-and-gloom news about the real estate market for the last several months. We know, however, that all real estate is local. Some communities in San Diego County are suffering high rates of foreclosure, others are holding steady, while still others are inching up in value.
We’d like to know what’s happening in your neighborhood. How many houses are for sale? Do you and your neighbors talk about the real estate market? If so, what are people saying? Are you and they optimistic or pessimistic about the San Diego market? Are you planning to buy or sell this year? If you’re buying, what areas are you looking at? If you’re selling, where will you buy your next home? What do you think will happen to the San Diego market over the next couple of years?

Hi Dream Homes, love the magazine. As for what is happening in my neck of the woods. I must say houses are not selling like they should. I think a lot of prospective buyers are continuing to wait because they think they will find a better deal in a few months. I live in the gas lamp area in a condo and I can’t belive how many good deals there are right now with discounts on closing costs and and even HOA fees paid of a year. Anyway, i see San Diego coming out of this real estate funk much sooner than most of the country. I predict by the end of the year houses and condos will be stablizing in price and maybe even coming about again since the demand will be back. I look forward to seeing the beautiful homes in your magazine the rest of the year. Happy New Year!
Hello, I love Dream Homes magazine, too. I live in a very nice area in the hills of La Mesa. It’s a neighborhood of large, older, mostly custom homes. There was very little movement even during the boom years — most people have lived here at least a decade. Lots of retirees. There is one foreclosure in the neighborhood. I was told the couple inherited the house free and clear and proceeded to take out home equity loan after home equity loan. According to Zillow — and I know they aren’t always accurate — my home has declined about 10 percent since the peak. I can live with that.
Homes sales may be down but in fact there are still homes that are selling. Obviously today’s buyer is able to look for and purchase the best at a great price. So, homes that show well and are priced correctly are going to move faster.
The art of Home Staging is a not so new trend that is starting to catch on in the resale market. What took it so long to do so? Who knows but perhaps the surge of foreclosures and long listings with no offers has made many sellers as well as buyers aware of the benefits of staging a home for sale.
Home builders discovered decades ago that enhancing their models with paint, furnishings and landscaping definitely helped them to sell the homes in their developments faster.

The way the market is right now and the way it is heading I do agree that every little thing to help distinguish your house can help it sell. I personally believe in staging a home but you can often do it yourself at a veery inexpensive price. The last post is obviously a self promotion for the respectibe company; she did have some good points thouh. When did Dream Homes update their website? Southern California here – Specifically the West San Fernando Valley and Ventura County area is where my real estate expertise and business focus has been for almost 20 years. Real estate is and has always been a cycle and one that will never benefit both Buyers and Sellers at the same time. There is always a window of opportunity in any market and it is a job of real estate professionals to maximize the opportunities for both segments of the market. Our market has dropped but not drastically; I just think the prices did not come down as soon as they needed to and we paid a price for that over the last 6 months. I do see the market starting to move but it demands a price and condition reflective of the current market.
Unrealistic prices and today’s Buyer do not coincide. Sellers who are in “show condition” and priced well are going to sell. High impact marketing, maximun exposure and pricing of a home is key to getting sold.
I am optimistic about the real estate market in our area and expect a leveling in 2008 and into 2009.
